In this case the Planning Authority refused permission for an additional house in the large side garden of a house in Torca Road Dalkey.

While there was ample room the decision was based  the provision in the County Plan preventing additional houses within gardens in this part of Dalkey / Killiney.

Manahan Planners appealed this decision to An Bord Pleanala.  In part the counter argument  was based on the quality of the architectural treatment proposed for the site by the architect Tom de Paor. The Board were convinced by this argument and granted permission for the development.
